St Ives Chase
Battle-axe blocks and bush-backed streets where the carry from door to truck is the whole conversation.

Areas
We deliberately work one suburb and its genuine neighbours: the cluster you can drive between in ten minutes on Mona Vale Road and the Pacific Highway. Deep coverage of a small patch beats a pin dropped on all of Sydney.
Distances are road distances from the St Ives village centre, not straight lines. Moving to or from somewhere further, with one end on the ridge? That still counts as our patch; ask.
Known street by street
Battle-axe blocks and bush-backed streets where the carry from door to truck is the whole conversation.
The long-carry pocket
Where a big share of St Ives downsizers land: lifts, strata rules and village-centre loading zones.
The landing pad
Family houses trading up and down the ridge, usually against a school-term clock.
The family shuffle
Why the patch is small: a crew that has carried furniture down a street before quotes it better, parks it better and finishes it earlier. The ridge has maybe two hundred streets that matter to us, and the point is to know them the way the plan requires: by their trees, their slopes and their gates.
